North Idaho Rental's Tenant Application

Thank you for your interest in our rental and lease properties.  Please complete the Application and Disclosure Agreement forms legibly.  Attach cash or money order for $55.00 per person over 18 years of age whether single or married. (NO PERSONAL CHECKS ALLOWED FOR APPLICATION FEES.) This is required to run complete Credit, Eviction and Criminal reports and is a non-refundable application-processing fee.  Note: Applications paid with credit cards is $60.00 per person.  If applicant should back out after the application process has been started, application fee is non refundable.

 If you feel we should be aware of any additional information that was not requested in this application, please attach an additional letter or note. 

Note:

Married couples with the same last name only need to complete ONE applica tion for.  In all other cases, each person to occupy the property must submit a separate application:

   Once we receive your application, we will need at least 72 + hours to process it.  If you have any questions, please don’t hesitate to call at (208) 664-4308.

Upon approval of your application, the following is required:

  1. Security Deposit must be paid in Cash, Cashier's Check, or Money Order. (No personal checks for Security Deposits)
  2. A signed lease. Lease must be signed with in 48 hours of approval.
  3. All persons that has applied to live at the residence must be present at the time of signing and must also sign the lease.
  4. A copy of a current Driver’s license, State issued ID or Military ID for all individuals listed on the lease.

Additional Information: 

  •  If pets are allowed, there is a $500.00 pet deposit / fee.  $300 pet deposit is refundable and $200 pet fee that is non refundable for each pet that is approved by North Idaho  Rental Company.
  • There is an additional $200 security deposit per tenant after the 1st  2 adults in each rental. If you request a roommate after initial move in there will be a $200 extra roommate security deposit required once roommate has submitted application and has been approved.  Please refer to lease regarding this policy and security deposit refunds.
  • Lease length is dependent of property owner. Please contact our office if you need actual dates.

About North Idaho Rental Processes and Requirements
   
1.  

Each applicant application must be filled out completely.
(Any incomplete application will be returned to you for completion or a satisfactory explanation)
2.   We must screen each applicant who will move into the property and who is over the age of 18 years.
3.   We must also verify your identity with picture ID
4.   All information must be verifiable.
(If we cannot verify previous landlords and address, employment or any statement on your application, it may be rejected.)
5.   You must have sufficient income.
(The total of your monthly income must be a minimum of three times the amount of the rent.)
6.   You must show proof of income at your present job or proof of income from another source.
7.   You must pay an application fee of $50.00 per individual over 18 years of age.
(This is non-refundable if we process your application and it is denied or you decide not to rent the property.  If we accept another tenant before we have processed your application, your fee will be refunded to you.  We process applications in the order they are received.)
8.   We will run a credit, criminal, eviction and sex offender check on each applicant.
9.   If accepted, you must sign a rental agreement which spells out your responsibilities as a tenant and ours as a landlord.

I (We) understand, I (we) acquire no rights to this rental until an agreement is signed and the form submitted to NIRC and a security deposit in the amount equal to the rent is paid.  I (we) also understand that, if I (we) DO NOT rent and have paid the security deposit and/or any portion of the security deposit, NO SECURITY DEPOSIT WILL BE REFUNDED.  I (we) will also be responsibile for advertising the property to get the rental re-rented. If management declines to accept this application, and i have paid the security deposit, it will be returned in full. All adult tenants must sign the rental agreement before move in.  Date_________ Int'l_________
10.   Your application may be denied under one or more of the following circumstances:
  1. If you have had a Felony or an Eviction filed against you.
  2. A judgment for financial delinquency appears on your credit reports, whether satisfied or not.
  3. You have unpaid collections.
  4. You have any debts which are more than 60 days past due.
  5. We receive a reference from a present or previous landlord which reports that you:
    1. Were disturbing neighbors
    2. Were gambling, engaging in prostitution, drug dealing, or manufacturing drugs
    3. Did excessive damage to the property in excess of normal wear and tear
    4. Were violent or made threats to the landlord or to neighbors
    5. Moved without proper notice
  6. We are unable to verify landlord, employer, or other source of income.
  7. We are unable to contact and verify any reference within three attempts.
  8. You misrepresented any information on the application.
  9. Submitting false information.

If you are accepted as a tenant and we discover later that you misrepresented any information on your application, your tenancy could be terminated immediately.
